If there's one word of advice I can give you about selling a home, it's actually more than one word, but it would be to do your dilligent research, don't hire a friend, and use staging. In our first attempt to sell our home, we thought it would be easy to just put up a for sale sign and watch the offers roll in, since after all, it is a seller's market right? Not so fast.
We learned a few things in the first go - the pictures should be professional. Without this, you aren't going to get anyone peeking their head in the door of your open house. Your house should have a punch list of things to do ahead of open house and going to market - your real estate agent will know exactly what these are. Get them done pronto, don't put it off.
In our second try, we used what I now consider the correct and professional agency. They paid for staging so no out of pocket, and also put in some labor as well. They said put in sod in the back yard, guess what, I put it in within 3 days. I didn't even tell him - when he returned in a week, he was surprised out of his skin. With that, they are really going to bat for us, and are creating a home book and much more. We'll see.
